We serve homes, workshops, and businesses, and around here the middle category is the one that decides the specification for a garage floor coating in Elizabeth. A floor that parks two cars and a floor that holds a bench, a compressor, and a project on stands are asked to survive completely different things.
Chemicals, not just dirt. Brake cleaner, gasoline, degreaser, and battery acid all attack a finish differently from tracked-in slush. How a coating holds up is testable rather than assumed: ASTM D1308 exposes a finish to household and shop chemicals and reports whether it discolors, softens, blisters, or loses adhesion. Broadly, epoxy has the edge on chemical resistance while polyaspartic has the edge on UV stability and abrasion. That is why a working shop and a display garage can reasonably end up with different systems.
Dropped things. A socket falling off a bench is a small impact on a big floor, and impact resistance is its own measured property under ASTM D2794. Build thickness matters more here than color does.
Point loads. A jack stand or an engine hoist concentrates weight onto a few square inches instead of spreading it across a tire patch. A floor specified only for vehicle traffic can mark under that.
Heat and sparks. No coating is fireproof, and any installer who implies otherwise is overselling. If there is welding in the space, the honest answer is a welding mat over the coating rather than a claim about the coating.
Floors get damaged, and what that costs depends entirely on how deep the damage goes. It is worth knowing the three tiers before something happens rather than after.
Surface scratching is usually cosmetic. On a flake or textured finish it often disappears into the pattern, and where it does not, the topcoat can generally be abraded and recoated without touching the layers below.
A chip or gouge through to the concrete is a spot repair. The area gets cut back to sound material, filled as part of concrete repair, then rebuilt and blended. This is routine work, not a reason to replace a floor.
Delamination across an area is the expensive one, because a new coat inherits the bond of whatever it is applied over. If the existing system has let go of the slab, it comes off. There is no coating that fixes a bad bond underneath it.
The thing that makes tiers one and two nearly invisible is a record. Color, flake blend, and topcoat all get harder to match years later once a product line changes. Knowing exactly what went down is what lets a repair disappear rather than show as a patch. Worth asking any installer to write the system down, ours included.
